Info and conditions
- The price mentioned are per day & person without the local tax , The price in B&B include the breakfast buffet and free wi-fi connection. The price in halboard include the breakfast buffet & the dinner set with small salad buffet and a 3 course set menu.
- Beginning on 1 January 2014, a local tax has been introduced in South Tyrol/Südtirol.
- The revenue from this local tax will be used for the expansion and maintenance of infrastructure and services, as well as for the organization of cultural and sports events. The local tax will be levied at all lodging establishments, on a per-guest and per-overnight-stay basis. The amount is contingent upon the category of the establishment (in our case it is 1,10€). Children and adolescents under 14 years of age are exempt from levy. The local tax is payable upon departure and is listed separately on the invoice. Therefore it is not included in the halfboard price/bed & breakfast price.

- check-in: the arrival time is available after 2.00 p.m. & the check -out within 10.00 am
- The rooms with additional bed has the follow discounts:
0-2 years : free of charge
2-4 years : 40 %
5-8 years : 30 %
9-11 years : 20 %
adult : 15%

The discount are effetcive only by 4 occupants.

- In case of single occupation of a double room we add 70% to the halfboard price per person.
- Pets are not aloud in our house.
- Confirmation & cancellation policy:
- For a definitive confirmation of your reservation, we kindly ask a deposit of 30% of the total amount, that can be payed per bank transfer.
- The Bank transfer must be within 7 days after receiving our email reservation with the bank details.
- In case of cancellation within 21 days of your arrival the deposit will not be refund.
- In case of cancellation after the 21 days or a no show we claim the 70% of the total ammount of the reservation.
- In case of postponed arrival or early departure it will be charged the total ammount of the reservation.
- The right of withdrawal as laid down in the Consumers' Code is not contemplated. Notification pursuant to Part III, Section III, Paragraph I of Italian Legislative Decree no. 206/2005 (Consumers' Code).
- we recommend all our guests to take a trip cancellation insurance :
- Meals not consumed wont be refund.
- We ask to use slippers in the house.
